Terms of Service

Safelink Property Services provides a managed compliance coordination service for landlords and property professionals. Our role is to arrange, track and store property compliance documentation and to coordinate suitably qualified contractors where required.

Safelink Property Services does not carry out certification or inspection works unless expressly stated in writing. All inspections and certificates are undertaken by independent, appropriately qualified third-party contractors.

By engaging Safelink Property Services, you agree that:

• Safelink acts as a compliance coordinator and administrator

• Certification and inspection work is the responsibility of the appointed contractor

• Any remedial works required will be quoted separately

• Payment for services is due in accordance with agreed terms

• You remain responsible for providing lawful access to the property

Safelink Property Services is not responsible for delays caused by access issues, contractor availability, or third-party actions.

These terms may be updated from time to time without notice.

Please note that Safelink Property Services operates as an intermediary only. All works are carries out by independent third-party contractors. Full details are set out in our Contractor Liability Disclaimer.

Authorisation of Compliance Works

By engaging Safelink Property Services, you authorise us to arrange legally required compliance inspections and certification on your behalf when due, including but not limited to gas safety, electrical safety and fire safety assessments.

You acknowledge that Safelink Property Services acts as a compliance coordination and management service only. All inspections and certification are carried out by independent, appropriately qualified third-party contractors.

The cost of compliance inspections and certificates is not included within the monthly management fee and will be charged separately at the prevailing rates at the time the work is required.

Where a certificate or inspection is legally required, Safelink Property Services may arrange such work without further approval in order to maintain compliance.

You agree to pay all charges relating to compliance inspections and certification arranged on your behalf within the stated payment terms.

Safelink Property Services shall not be responsible for the technical content or outcome of any inspection or certificate issued by a third-party contractor.

Gas Safety & Boiler Services

Gas Safety Certificates (CP12) and boiler servicing are arranged through Safelink Property Services using qualified Gas Safe registered engineers. Charges for these services are invoiced separately from the monthly management fee and are based on Safelink’s standard service rates.

Where combined services are booked (CP12 and boiler service), a bundled rate may apply. Additional appliances may incur additional charges.

Safelink Property Services reserves the right to select suitable contractors and agree contractor rates independently. Contractor pricing is not disclosed to clients.

Electrical Safety & Inspection Services

Electrical Safety Reports (EICR) and related electrical works are arranged through Safelink Property Services using suitably qualified and registered electricians. Charges for these services are invoiced separately from the monthly management fee and are based on Safelink’s standard service rates.

Where remedial works are required following an inspection, these will be quoted and approved before work is carried out.

Safelink Property Services reserves the right to select appropriate contractors and agree contractor rates independently. Contractor pricing is not disclosed to clients.

Fire Safety Services

Fire Risk Assessments and fire safety services are arranged by Safelink Property Services through suitably qualified third-party fire risk assessors.

Charges for Fire Risk Assessments, emergency call-outs and remedial fire safety works are invoiced separately from the monthly management fee in accordance with Safelink’s standard service rates.

Where remedial works are required following a Fire Risk Assessment, these will be quoted and approved prior to commencement.

Safelink Property Services reserves the right to select appropriate contractors and determine contractor rates independently. Contractor pricing is not disclosed to clients.

Emergency Services

Emergency Call-Outs where an urgent safety or access issue arises requiring immediate attendance, Safelink Property Services will arrange an emergency contractor visit.

Emergency call-outs are charged in accordance with Safelink’s standard emergency service rates and are invoiced separately from the monthly management fee.

Emergency call-out charges include initial attendance and the first hour of labour unless otherwise stated. Additional labour, materials, parts or follow-on works are charged separately and quoted where required.

Safelink Property Services reserves the right to appoint appropriate contractors at its discretion. Contractor pricing is not disclosed to clients.
